On March 11, 2016, the General Agreement on Cooperation was signed between OJSC State Mortgage Company and OJSC Commercial Bank KYRGYZSTAN.

Type of Borrower 

Citizens who meet the selection criteria of participants, aged 21-65 years at the time of the final loan term.

Selection criteria Availability in the list of GIC - Work experience at the current place of work must be at least one year or a total length of service for at least 3 years;
- Lack of own housing or the need to expand the living space;
- Absence of any civil-law transactions with a dwelling premise for the last 3 years before submitting an application for participation in the Program;
- Customer's solvency.
Special purpose Acquisition of residential real estate:

- In apartment buildings, the total area of an apartment is not more than 80 sq.m.
- In residential buildings the total area is not more than 150 sq.m.
- Ready-made apartments in an apartment building, which is not put into operation.

An initial fee

- Not less than 10%.

If there is no own contribution, the participant is allowed to provide additional collateral in the form of real estate.

Criteria for determining the amount of a mortgage loan

Based on the client's ability to service the debt on time, in accordance with the income, but no more than the established coverage ratio, within the limits of the mortgage loan amounts established for this product.

Loan amount / currency of loan

Up to 3 000 000 soms, but not more than 90% of the cost of purchased housing

Credit term From 1 month to 180 months.
Interest rates

- The participant's own contribution for the initial contribution is from 10% to 20% - 9% per annum.
- The participant's own contribution for the initial contribution is from 20% to 30% - 8% per annum.
- The participant's own contribution for the initial contribution is from 30% to 7% per annum.

Types and amount of commissions

- Absence of any commission for administering the loan and other additional commissions / fees for the consideration of the loan.
- The cost for registration and registration of contracts for obtaining a mortgage loan, as well as for insurance, requests to the CIB is borne by the client.

Speed of issue

Not more than 15 working days from the date of submission of the full package of documents by the client.

Insurance

The subject of the mortgage, which is housing, is subject to compulsory annual insurance for the balance of the principal amount of the mortgage loan in accordance with the legislation of the Kyrgyz Republic.

Parallel lending

It is prohibited to issue a mortgage loan in parallel with a loan under the Program.

Requirements to the guarantor

- Without a guarantee.
